Plain-language summary: These Terms govern use of our website and reservations for overnight, weekly, and monthly stays. The version accepted at booking applies to that reservation.

1. About These Terms

These Website Terms & Conditions (the “Terms”) form an agreement between you and TBT Concepts DBA The Hub RV (“The Hub,” “we,” “us,” or “our”), which operates The Hub RV Park at 1100 E Broadway, Panhandle, Texas 79068. By using thehubrv.com, making a reservation, or electronically accepting these Terms through our reservation system, you agree to them.

If you make a reservation for other occupants, visitors, children, or pets, you are responsible for ensuring that they follow these Terms and all Park Rules. The person who makes the reservation is the responsible guest.

2. Eligibility and Reservations

  • The person making the reservation must be at least 18 years old and legally able to enter into this agreement.
  • A government-issued identification document is not routinely required at booking, but we may request information reasonably necessary to verify a reservation or comply with law.
  • Reservations are not final until confirmed by us or our reservation provider.
  • Rates, availability, taxes, processing fees, and other charges may change until a reservation is confirmed.
  • All information provided during booking must be accurate and complete.

3. Rates, Payment, and Utilities

Overnight and weekly reservations require full payment at booking. For monthly stays, the first monthly payment is due at booking and subsequent monthly payments are automatically drafted as described in the Monthly Stay Agreement.

We accept the credit-card and ACH payment methods offered through our reservation system. Processing fees are nonrefundable. Utilities and full water, sewer, and electric hook-ups are included in the reserved rate unless the booking confirmation expressly states otherwise.

You authorize us and our payment processor to charge the payment method associated with your reservation for amounts due under these Terms, including confirmed reservation charges, approved recurring monthly charges, and documented guest-caused damage or cleaning charges as described below.

4. Cancellation, Refund, and Change Policy

Situation Policy
7+ days before arrival 100% of the reservation payment is refunded, less nonrefundable processing fees.
Fewer than 7 days One prorated day at the reserved rate and all nonrefundable processing fees are forfeited. Any remaining refundable balance will be returned.
No-show No refund.
Early departure No refund for unused nights or time.
Weather-related request The normal cancellation policy applies.
Extenuating circumstances Management may, but is not required to, approve an exception in its reasonable discretion.

There is no separate cancellation fee. A “prorated day” is calculated from the rate confirmed for the reservation. Changes requested at least seven days before arrival may be made without a change fee, subject to availability and any rate difference. A change requested fewer than seven days before arrival is treated under the cancellation policy above.

5. Arrival and Departure

  • Check-in begins at 3:00 p.m.
  • Check-out is by 11:00 a.m.
  • Early check-in and late check-out are subject to availability and cost $30 each when approved.
  • Guests must follow arrival, parking, site-access, and departure instructions provided by management.

6. Occupancy and Visitors

The reserved rate includes two adults. A $10 additional-adult surcharge applies for each adult beyond the two included in the reserved rate, calculated as shown during booking. A maximum of four adults may occupy a site. Children are not subject to a separate numerical limit or added occupancy fee; however, total occupancy may not exceed the safe sleeping capacity of the registered RV or any limit required by applicable law.

Visitors are permitted. Any visitor who stays overnight must be registered, included in the adult count when applicable, and comply with these Terms and the Park Rules. The responsible guest is accountable for all visitor conduct.

7. Vehicles, Trailers, RV Condition, and Site Assignment

  • Two vehicles are included and are the maximum permitted per site. A third vehicle is not allowed.
  • A trailer is allowed only if it fits completely within the boundaries of the assigned site. If a second trailer is present, the second vehicle is not permitted.
  • RVs must remain roadworthy, properly registered and insured, and capable of being moved on request.
  • There is no RV age restriction. RVs must be maintained in good repair. Exterior repairs identified by management must be completed within four days. Major repairs may not be performed onsite without prior approval. An unsafe or inoperable RV may be required to leave, subject to applicable law.
  • Management may reassign a guest to a reasonably comparable site when operational, maintenance, utility, or safety needs require it.

8. Pet and Assistance-Animal Policy

Up to two pets are permitted per site. We do not charge a routine pet fee or pet deposit. Pets must be leashed when outside the RV, and waste must be picked up promptly. Pets may be left unattended inside the RV only when doing so is safe and does not create noise, damage, or other complaints.

Aggressive behavior, repeated barking, nuisance conditions, or other pet-related complaints may result in removal of the animal or termination of the remaining stay without refund, subject to applicable law. Service animals and other assistance animals will be handled as required by applicable law. Animals that do not qualify for legal accommodation remain subject to the regular pet policy.

9. Conduct, Safety, and Prohibited Activity

  • Quiet hours are 10:00 p.m. to 8:00 a.m.
  • Open wood fires are prohibited. Charcoal and propane grills are allowed when used safely and in compliance with fire restrictions and law.
  • Smoking and vaping must comply with applicable law and may not create a nuisance or unsafe condition.
  • Firearms are permitted only as allowed by Texas law. Unsafe display, handling, discharge, threats, or violence are prohibited.
  • Illegal activity, threats, violence, excessive noise, property damage, unsafe conduct, or repeated rule violations may result in termination of occupancy and required departure without refund, subject to applicable law.
  • Parents and guardians are responsible for supervising children in their care.

10. Utilities, Emergencies, Cameras, and Access

Utility interruptions and emergencies can occur. When reasonably necessary, management may relocate a guest, issue a credit or refund, suspend service, or cancel the affected portion of a stay. The appropriate response will depend on the circumstances and applicable law.

Management may enter the rented site area without advance notice for emergencies, safety concerns, utility work, inspection of visible conditions, maintenance, or protection of persons or property. We do not enter a guest’s RV without permission except when authorized by law or reasonably necessary to respond to an emergency.

Security cameras may be used in entrances, roads, common areas, and other public or shared portions of the property for safety, security, and operational purposes. Cameras will not be placed inside guest RVs or other private interiors. Camera coverage does not guarantee prevention of crime or loss.

11. Damage, Cleaning, and Guest Responsibility

The responsible guest is liable for damage, extraordinary cleaning, missing property, and other loss caused by the guest or the guest’s occupants, visitors, children, pets, vehicles, or RV. After departure, we may charge the payment method on file for the actual documented amount of such loss, up to $400, and will provide supporting evidence or itemization. Amounts exceeding $400 may be pursued separately.

12. Personal Property and Limitation of Liability

Guests are responsible for securing their RVs, vehicles, and personal property. To the fullest extent permitted by law, The Hub is not responsible for theft, vandalism, weather, wildlife, acts of other guests, utility interruptions, or other events outside our reasonable control. Nothing in these Terms excludes liability that cannot legally be excluded, including liability arising from gross negligence or willful misconduct where applicable.

13. Monthly Stays

Monthly guests must sign or electronically accept a separate Monthly Stay Agreement and recurring payment authorization. Monthly occupancy automatically renews one month at a time unless proper notice is given. Monthly occupancy is intended as temporary RV-site use and does not create a landlord-tenant relationship except to the extent applicable law requires otherwise.

The Park does not currently provide mail or package service. Guests may not use the Park address for mail, package delivery, residency, licensing, registration, or similar purposes without prior written permission.

14. Electronic Communications and Acceptance

You consent to receive reservation confirmations, receipts, notices, policy documents, and other transaction-related communications electronically. Electronic acceptance, including acceptance through CampLife or another authorized reservation provider, has the same effect as a written signature. We will provide or make available a copy of the terms accepted at booking.

15. Changes to These Terms

We may revise these Terms from time to time. The version accepted at booking governs that reservation unless a later change is required by law or separately agreed in writing. Updated Terms will be posted on thehubrv.com with a revised effective date.

16. General Legal Terms

These Terms, the applicable booking confirmation, the Park Rules, and any signed Monthly Stay Agreement are the complete agreement concerning the reservation. If a provision is unenforceable, the remaining provisions remain effective. A delay in enforcing a provision is not a waiver. These Terms are governed by Texas law, and any permitted court proceeding must be brought in Carson County, Texas. Before filing a claim, the parties agree to first make a good-faith effort to resolve the issue informally.
